Gosour Developments Commences Construction of Triple Hub, Shorouk City’s Largest Integrated Mega Mall

Gosour Developments has announced the commencement of construction works for its latest project, Triple Hub, described as the first and largest true mega mall in Shorouk City.
The project represents total investments of EGP 3.5bn and spans an area of 20,000 sqm, as part of the company’s strategy to expand its portfolio of integrated commercial and service developments in East Cairo.

Eng. Mohamed Al-Shaer, Chairman of Gosour Developments, said that Triple Hub is strategically located on Gamal Abdel Nasser Axis, the main artery linking the Suez Road and Ismailia Road, and separating Al Shorouk City from New Heliopolis.

He noted that the project enjoys a unique competitive advantage by serving an existing population density exceeding 500,000 residents, ensuring high occupancy rates and sustainable investment returns.
Al-Shaer explained that the project’s location was selected following an in-depth study of population movement and urban expansion in East Cairo, highlighting that Triple Hub is centrally positioned between three major cities, namely Shorouk, New Heliopolis, and Madinaty.

He added that Triple Hub has been developed as a fully integrated, multi-activity destination, comprising commercial, administrative, medical, and entertainment components.
Triple Hub features advanced infrastructure, including 10 customer elevators, four service elevators, separate service corridors for restaurants and cafés, escalators between the ground and first floors, as well as two basement parking levels equipped with electric vehicle charging stations.

The mall will also be supported by smart security and operational systems, along with a central chilled water air-conditioning system.

According to Al-Shaer, Triple Hub marks an unprecedented qualitative shift for Shorouk City, being the city’s first and largest mega mall.
The project boasts a total perimeter frontage of 850 meters, including the longest single project façade in the city at 400 meters overlooking Gamal Abdel Nasser Axis.

Key highlights include the city’s first open green entertainment area spanning 10,000 sqm, the first dancing fountain, a 300-meter technology street, the first fully integrated medical complex, the first elevated plaza, and the largest hypermarket in Shorouk City, covering 3,800 sqm.

The project also includes the city’s first eco-friendly gym, along with indoor and outdoor entertainment areas totaling 1,500 sqm, reflecting the company’s commitment to combining investment value with community service and enhanced quality of life.

Unit sizes within Triple Hub range from 15 to 400 sqm, with flexible payment plans starting from a 5% down payment and installment periods of up to 84 months, catering to investors and entrepreneurs across various segments.

 


Gosour Developments’ Chairman added that the company has partnered with a group of specialized operators to ensure optimal performance, including MRB for commercial operations, a dedicated medical operator, RECO as the entertainment operator, and WE as the technology partner.

 

He concluded that Triple Hub aligns with Gosour Developments’ long-term vision, built on solid engineering expertise since 2005 and a portfolio exceeding 200 completed projects across New Cairo, Al Shorouk, and Obour.
The company is also preparing to launch five new projects in New Cairo, Shorouk, and the New Capital, with total investments exceeding EGP 14bn.

أعلنت شركة Gosour Developments عن بدء الإنشاءات فى مشروعها الجديد Triple Hub، أكبر وأول ميجا مول حقيقي بمدينة الشروق، بإجمالي استثمارات تصل إلى 3.5 مليار جنيه، وعلى مساحة إجمالية تبلغ 20 ألف متر مربع، وذلك في إطار استراتيجية الشركة للتوسع في المشروعات التجارية والخدمية المتكاملة بشرق القاهرة.

من جانبه قال المهندس محمد الشاعر، رئيس مجلس إدارة Gosour Developments، إن مشروع Triple Hub يقع بمدينة الشروق على محور جمال عبد الناصر والذي يعد الشريان الرئيسي الرابط بين طريق السويس وطريق الإسماعيلية، ويفصل بين مدينتي الشروق وهليوبوليس الجديدة، وبالقرب من مدينتي، ما يمنحه ميزة استثنائية كونه يخاطب كثافة سكانية مقيمة بالفعل تتجاوز 500 ألف نسمة، بما يضمن أعلى معدلات تشغيل وعائد استثماري مستدام.

وأضاف أن اختيار موقع المشروع جاء بعد دراسة دقيقة لحركة السكان والتوسع العمراني بشرق القاهرة، موضحًا أن Triple Hub يتوسط 3 مدن رئيسية هي الشروق وهليوبوليس الجديدة ومدينتي.

وأكد أن المشروع تم تطويره كوجهة متكاملة متعددة الأنشطة، حيث يضم أنشطة تجارية وإدارية وطبية وترفيهية، مع بنية خدمية متطورة تشمل 10 مصاعد للعملاء، و4 مصاعد للخدمات، وممرات خدمية منفصلة للمطاعم والكافيهات، وسلالم متحركة بين الدور الأرضي والأول، إلى جانب بدرومين للانتظار مزودين بشحن للسيارات الكهربائية، وأنظمة أمن وتشغيل ذكية، وتكييف مركزي بنظام Chilled Water.

وأوضح رئيس مجلس الإدارة، أن Triple Hub يمثل نقلة نوعية غير مسبوقة بمدينة الشروق، كونه يعد أول وأكبر ميجا مول حقيقي بالمدينة، ويتمتع بمحيط واجهات يبلغ 850 مترًا من جميع الجهات، وأطول واجهة مشروع بطول 400 متر على محور جمال عبد الناصر شرقيًا وغربيًا، فضلًا عن كونه يضم أول مساحة ترفيهية خضراء مفتوحة على مساحة 10 آلاف متر مربع، وأول نافورة راقصة، وأول شارع تكنولوجي بطول 300 متر، وأول Medical Complex متكامل، وأول بلازا علوية، إلى جانب أكبر هايبر ماركت بمدينة الشروق على مساحة 3800 متر مربع.

 

وأشار إلى أن المشروع يضم أيضًا أول جيم صديق للبيئة، وأول مساحة ترفيهية مغطاة ومكشوفة على مساحة 1500 متر مربع، بما يعكس توجه الشركة نحو تقديم مشروعات تجمع بين الاستثمار والخدمة المجتمعية وجودة الحياة.

وأكد أن مساحات الوحدات داخل المشروع تبدأ من 15 مترًا وحتى 400 متر، مع أنظمة سداد مرنة تبدأ من 5% مقدم وأقساط تصل إلى 84 شهرًا، بما يلبي احتياجات المستثمرين ورواد الأعمال بمختلف فئاتهم.

وتابع، استعانة الشركة بنخبة من الكيانات المتخصصة، حيث تتولى شركة MRB التشغيل التجاري، إلى جانب مشغل طبي متخصص، ومشغل ترفيهي RECO، ومشغل تكنولوجي شركة WE، بما يضمن أعلى كفاءة تشغيلية لكل نشاط داخل المشروع.

 

وأكد أن المشروع يأتي امتدادًا لرؤية جسور للتطوير العقاري، التي يقودها بخبرة هندسية راسخة منذ عام 2005، وسجل يتجاوز 200 مشروع قائم في القاهرة الجديدة، الشروق، العبور، مشيرًا إلى أن الشركة تستعد لإطلاق 5 مشروعات جديدة في القاهرة الجديدة، الشروق، والعاصمة الجديدة باستثمارات تتجاوز 14 مليار جنيه.

Gosour Developments contracts with MRB to manage and operate its latest project “Triple Hub” among its plan for an integrated project

Gosour Developments signed a strategic cooperation agreement with MRB Total Facility Management HoldiCompany, to undertake the management and operation of “Triple Hub” its latest project in Shorouk City, as this contract comes among Gosour Development’s plan to implement and provide an integrated project to the real estate market and its clients.

The contract was signed by Eng. Mohamed Al-Shaer, Gosour Developments Chairman, and Eng. Mohamed Rashid, MRB Executive Director, with the participation of officials from both companies.

For his part, Eng. Mohamed Al-Shaer,Gosour Chairman, assured the importance of this strategic cooperation, which reflects his company’s vision to provide distinguished projects that keep pace with the rapid developments in the real estate sector, and reflects the company’s keenness on the clients interest, to gurantee management and operation at the highest quality standards, to maintain the project’s investment value and clients’ investments in it.

He pointed that MRB is one of the strong entities specialized in the field of management and operation of commercial projects, besides it also has a strong work precedent and experience that enables it to implement Gosour’s strategic plan by preserving its project as a prominent landmark in Shorouk City for many years.

He showed that “Triple Hub” project is located in Shorouk City, and is a commercial, administrative, and medical project located on Gamal Abdel Nasser axis connecting Cairo-Suez and Cairo-Ismailia roads,and located on an area of 5,000 meters in the separating axis between Shorouk City and New Heliopolis, which connects the Suez Road south to the Ismailia Road North.

Amr Attia Gosour Developments Head of the Commercial Sector, pointed that the project is the only one in the city’s southeastern sector, which is distinguished by the longest facade on the axis, reaching 120 meters, which made 90% of the project’s units overlooking the axis directly, as it serves residents and visitors of these cities (Shorouk – Heliopolis – Madinty) and is located directly in front of New Giza project and near Sodic East project with a total population density exceeding 500 thousand people, as the project includes commercial, administrative and medical units with areas starting from 25 to 800 meters with flexible payment plans to suit the clients.
