Liberty Developments has announced a strategic partnership with EMAK for Integrated Digital Solutions, a subsidiary of Al-Kharafi Group specializing in water and leisure developments, to develop the largest aqua park on Egypt’s North Coast within the AT project in Sidi Abdel Rahman.

The agreement marks a new milestone in Liberty Developments’ strategy to strengthen the entertainment and tourism components across its flagship projects, while introducing a new standard for integrated coastal destinations in Egypt.

AT Project to Deliver a Fully Integrated Entertainment Destination

Ahmed Diab, Chairman of Liberty Developments, stated that the partnership with EMAK represents a significant addition to the AT project and aligns with the company’s ongoing strategy of collaborating with leading specialized partners.

He explained that the company aims to provide a unique and non-traditional experience in Egypt’s real estate and tourism market through the AT North Coast project, which combines hospitality, entertainment, and investment opportunities within a single destination.

Diab added that the decision to develop the North Coast’s largest aqua park is part of a broader vision to transform the AT project into a fully integrated tourism and entertainment hub rather than a traditional summer resort, especially amid growing demand for destinations that merge leisure, hospitality living, and strong investment potential.

Prime Location and Innovative Organic Design Concept

Located in Sidi Abdel Rahman at kilometer 127 on Egypt’s North Coast, the AT project spans 105 acres and is designed around an “Organic Design” concept that ensures smooth integration between all project components.

The development maintains low-density construction, with building heights limited to ground floor plus two levels, enhancing privacy, comfort, and exclusivity for residents and visitors.

North Coast’s Largest Aqua Park to Feature First-of-Its-Kind Attractions

One of the project’s key highlights is a 30,000-square-meter aqua park that is set to become the largest aqua park on Egypt’s North Coast. The development will also include a wide network of lagoons and a Lazy River connecting different areas of the project, creating a seamless entertainment experience.

In addition, the AT project will feature three hotels designed to support year-round hospitality operations and strengthen the project’s tourism and investment appeal.

Diab also revealed that the AT project is the first development in the North Coast to secure a fully licensed 100% hotel permit, providing a strong competitive edge while maximizing operational efficiency and long-term investment returns. This aligns with Egypt’s broader strategy to boost coastal tourism and develop new tourism destinations.

EMAK to Introduce Advanced Water Entertainment Technologies

Ahmed Tawfik, Regional Director of EMAK, described the aqua park development as a major engineering and entertainment challenge, particularly due to its massive 30,000-square-meter scale.

He confirmed that the aqua park will not only be the largest on the North Coast but will also introduce innovative water rides and attractions debuting in Egypt for the first time.

Tawfik added that the first phase of the aqua park is scheduled to open in summer 2027. The project is being developed according to the latest international technologies and operational standards for water and entertainment facilities, ensuring a world-class experience for residents and visitors alike.

He concluded that Liberty Developments is providing full support and resources to guarantee fast-track execution with premium quality standards, while utilizing advanced technologies to position the aqua park as a landmark entertainment destination on Egypt’s North Coast.
